Allurean is a private real estate investment fund focused on luxury short-term rentals and lifestyle-oriented properties. We acquire, optimize, and actively manage assets in high-demand markets where experiential travel intersects with compelling real estate fundamentals.

Our capital is deployed with one objective: building a portfolio of properties that performs across market cycles, generates income through institutional-quality hospitality operations, and appreciates toward meaningful returns at exit.

We are not a passive aggregator. Every acquisition is underwritten against rigorous return thresholds, managed by an operations platform with a verified track record, and governed by a compliance infrastructure built to institutional standards.

Allurean is structured as a 506(c) offering, available exclusively to accredited investors.

The Team

Founder & Managing Partner

John Butters

John is the Managing Partner of Allurean, overseeing all aspects of fund strategy, acquisitions, capital formation, and investor relations. His approach to real estate investing is fundamentally data-driven, with capital allocated where the risk-adjusted return profile is most compelling regardless of asset class or market cycle.

Prior to founding Allurean, John served as Vice President of Strategy and Chief Marketing Officer for a publicly traded company, where he led M&A initiatives, market expansion, and revenue optimization. He has advised companies across highly regulated industries, building growth strategies where conventional channels required unconventional thinking.

John holds Executive Education Certificates in Disruptive Strategy, Business Analytics, and Public Relations from Harvard, Wharton, and Cornell.

Partner

Paul Campbell

Paul is a Partner at Allurean, bringing a background in real estate brokerage and hands-on operational experience across the full property lifecycle. Since 2021, he has executed over 60 residential real estate acquisitions across multiple operating platforms.

As the founder of StaySavvy, a hospitality and property management platform specializing in short-term rentals, Paul has built and scaled an active portfolio of 45 properties across 14 cities and 4 states. The operational infrastructure he developed — covering guest experience standards, revenue management systems, and hospitality team development — is what Allurean deploys at the luxury tier.

His track record is not theoretical. It is running right now, across multiple markets, and has been since well before Allurean’s first acquisition.

Partner, Compliance & Operations

Oliver Pilco

Oliver brings a rare combination of alternative investment management, real estate operations, and infrastructure finance to the Allurean partnership. As Portfolio Manager at View Capital Advisors, he has spent nearly a decade overseeing direct investments in digital infrastructure assets across cell towers, fiber optics, managed wireless systems, and rooftop antenna deployments — work that demands rigorous underwriting, complex transaction structuring, and active asset management across multiple operating entities simultaneously.

Beyond digital infrastructure, Oliver has built hands-on experience across diversified real estate strategies. As a Partner at Coast MHP, he has been involved in mobile home park investment and management since 2019. As Principal of Collective Wireless, he has structured wireless infrastructure deployments across manufactured housing, self-storage, and industrial properties, handling lease negotiations, buyouts, and ongoing asset management from inception through execution.

His analytical foundation was developed advising on risk assessment and valuations at HomeFunds, a home equity investment platform deploying automated underwriting models, where the harvested portfolio achieved a 70%+ unlevered IRR.

At Allurean, Oliver oversees compliance infrastructure and operational systems, ensuring the fund’s internal controls, investor processes, and reporting frameworks meet institutional standards. He holds a degree in Finance from Loyola Marymount University.

Securities Counsel

Shams Merchant

Shams is a commercial real estate and private equity attorney recognized nationally for his work across fund formation, syndication, and complex real estate transactions. A Junior Partner at MW Law, he has been involved in over $3.7 billion in real estate and private equity transactions and has assisted on multiple $100M+ deals throughout his career. His practice is Texas-based and national in scope, with a client roster that includes some of the largest corporations, developers, and investment funds in the country.

At Allurean, Shams serves as securities counsel, overseeing fund structure, Regulation D compliance, offering documentation, and investor protection. His fluency across 506(b) and 506(c) offerings, blind pool and discretionary fund formations, and securities law compliance means Allurean’s legal foundation was built by someone who operates at the highest level of the discipline.

Previously, Shams practiced at the largest law firm in Texas, representing the nation’s largest real estate developer. He has since been featured in the San Antonio Business Journal, Dallas Business Journal, Austin Business Journal, The Real Deal, Bisnow, and Law360.
